Residence  Zoning Planned Unit Development (PUD) – 2 units  Address 5081 Wildridge Road West  Introduction The proposed single family residence is on one level and contains 5,500 square feet of living area, plus a 2-car garage. Exterior materials consist of naturally rusted metal and colored concrete. The overall form of the structure is low, with a flat roof and pitched roof accents. The site is prominent, straddling a ridge in the lower portion of Block 4., The front (north) half of the site was flattened during the construction of Wildridge Road. The south half is a ridge sloping downward at approximately 20%. The building would be located in this steeper section of the site. Design Review Considerations The Commission’s Procedures, Rules & Regulations, Section 6.10, provide the framework for evaluation of this project. Additional guidelines and regulations are contained within (but not limited to) the Comprehensive Plan, the Design Guidelines, the Zoning Ordinance and the Subdivision Regulations. Conformance with the Zoning Code and other applicable regulations of the Town. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. The compatibility of the design to minimize site impacts to adjacent properties. The compatibility of the proposed improvements with site topography. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired. The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon. Staff Comments These are preliminary staff comments on this concept plan, and are not intended to be a complete project report. Staff is concerned with the project’s apparent amount of site disturbance. Staff encourages the applicant to examine diminishing this disturbance by moving the structure up slope (north) slightly, without placing the project on top the site’s crest. The structure’s proposed architecture, massing, materials, and relationship are a departure from what is commonly found in the Wildridge Subdivision. However, this project may provide an interesting contrast. Staff is concerned with the appropriateness of the security gate in the Wildridge neighborhood and strongly suggests it be eliminated from the project. It should also be pointed out that the gate’s associated wall is located in the side yard setback, requiring a variance.
