Residence  Zoning Planned Unit Development (PUD) – 2 units  Address 5081 Wildridge Road West  Introduction The proposed single family residence is designed entirely on one level and contains 5,500 square feet of living area, plus a 2 car garage. Exterior materials consist of naturally rusted metal and colored concrete. The overall form of the structure is low, with a largely flat roof and pitched roof accents. The site is located on a prominent point, straddling a ridge in the lower portion of Block 4. During construction of Wildridge Road, the site‘s front half was flattened. The remaining lower section is steeper, sloping downward at approximately 20% in area of the building footprint. Design Review Considerations The Commission’s Procedures, Rules & Regulations, Section 6.10, provide the framework for evaluation of this project. Additional guidelines and regulations are contained within (but not limited to) the Comprehensive Plan, the Design Guidelines, the Zoning Ordinance and the Subdivision Regulations. Conformance with the Zoning Code and other applicable regulations of the Town. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. The compatibility of the design to minimize site impacts to adjacent properties. The compatibility of the proposed improvements with site topography. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired. The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon. Staff Comments These are preliminary staff comments on this concept plan, and are not intended to be a complete project report. The proposed design disturbs a majority of the site and does not seem to take advantage of the site’s typical building areas. The structure’s proposed architecture, massing, materials, and relationship to the site do not appear compatible with the rest of the Wildridge Subdivision. Staff is concerned with the appropriateness of the security gate in the Wildridge neighborhood. Additionally, the associated wall is located in the side yard setback, requiring a variance.
