The applicants wish to convert their garage to habitable area and add a detached carport, plus
relocate and modify the driveway to reduce grades. In certain sections, the existing driveway
exceeds 17%; the new driveway location will have grades from 7% to 9%.
Proposed carport materials include:
• Stucco walls painted to match existing concrete walls.
• Metal roof to match existing roof.
• Rough sawn cedar trusses, roof joists, and columns.
• Lattice painted to match existing colors.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission
shall consider the following items in reviewing the design of this project:
1. Conformance with the Zoning Code and other applicable regulations of the Town.
The proposed carport conforms to all zoning code and applicable Town regulations. Though
the new driveway does not meet Town guidelines, it represents a significant improvement.
2. The suitability of the improvement, including type and quality of materials of which it is to be
constructed and the site upon which it is to be located.
Materials will match the residence's existing materials, and comply with Town guidelines.
3. The compatibility of the design to minimize site impacts to adjacent properties.
The proposed project will have minimal site impacts upon adjacent properties.
4. The compatibility of the proposed improvements with site topography.
Site disturbance appears acceptable.
5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring
properties and public ways.
The massing appears compatible and appropriate for both the site and the neighborhood.

6. The objective that no improvement be so similar or dissimilar to others in the vicinity that
values, monetary or aesthetic will be impaired.
The carport follows the architectural form of the existing structure.
7. The general conformance of the proposed improvements with the adopted Goals, Policies and
Programs for the Town of Avon.
Generally conforms with the adopted Goals, Policies, and Programs for the Town of Avon.
Staff Recommendation
Staff recommends approval of this project with conditions.
Recommended Motion
I move to approve the proposed carport addition for Lot 17, Block 2, Eaglebend Subdivision as
depicted on the application and plan set dated September 22, 1997, with the following condition:
1. All flues, flashing and galvanized metal will be painted to match surrounding materials.
