The building is a contemporary mountain style featuring stucco siding, rough sawn cedar trim,
and a composition asphalt shingle roof.
The lot is north facing and has slopes of about 20 percent.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6.10, the Commission
shall consider the following items in reviewing the design of this project.
Staff comments are included in this section only when the design does not appear to conform to
Town regulations, or where more information may be helpful
1. Conformance with the Zoning Code and other applicable regulations of the Town.
• Setbacks: Meets established setback so long as the front retaining wall does not exceed 4
feet in height.
• Grading: A small area southeast of the building exceeds the 2:1 maximum slope. It also
appears that water will drain on the western unit's deck. A revised grading plan
correcting both conditions should be reviewed and approved by staff prior to issuance of
a building permit.
• Parking: Four garage spaces and two guest spaces. Since the eastern unit will not be able
to park in front of their garage without blocking access to the guest spaces, the applicants
will restrict parking via the condominium declarations when the property is subdivided.
• Snow Storage: Snow storage is shown in the Town's easement, which is not acceptable.
• Landscaping: The plan indicates a more naturalized landscape without formal lawn areas.
2. The suitability of the improvement, including type and quality of materials of which it is to be
constructed and the site upon which it is to be located.
3. The compatibility of the design to minimize site impacts to adjacent properties.
4. The compatibility of the proposed improvements with site topography.
5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring
properties and public ways.

While the building and site development are generally compatible with neighboring
properties and public ways, the area below the driveway should, at a minimum, be re -
vegetated with native sage, grasses and other native vegetation. Supplementing native plants
with flowering shrubs and wildflowers could enhance the landscape plan. This would help to
screen the long driveway parallel to the road.
6. The objective that no improvement be so similar or dissimilar to others in the vicinity that
values, monetary or aesthetic will be impaired.
7. The general conformance of the proposed improvements with the adopted Goals, Policies and
Programs for the Town of Avon.
Staff Recommendation
Approve with conditions in recommended motion.
Recommended Motion
I move to approve the final design for a residential duplex on Lot 22, Block 1, Wildridge
Subdivision, as depicted on plans dated received September 23, 1997, subject to the following
conditions:
1. Final grading and drainage to be reviewed and approved by staff prior to issuance of building
permit.
2. Retaining walls in setbacks shall not exceed 4 feet in height.
3. At a minimum, all disturbed areas shall be re -vegetated with sage, grasses, and wildflowers.
4. No disturbed slopes shall exceed a 2:1 slope.
5. Snow storage area indicated on site plan as being within Town's slope maintenance and snow
storage easement shall be relocated to conform to Town regulations.
6. Remove reference on site plan to retaining wall in front of the driveway.
