This residential fourplex is on a relatively narrow (104 feet), deep (407 feet) lot that slopes
upward at an average of 20% from Wildridge Road. The design minimizes site grading by a
combination of stepping the units vertically and staggering them horizontally. The result is four
attached units that, from the street, read as four clustered but distinct buildings. Initial concerns
with grading and drainage appear to be addressed in the revised plan included with this report.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission
shall consider the following items in reviewing the design of this project.
Staff comments are included in this section only when the design does not appear to conform to
Town regulations, or where more information may be helpful.
1. Conformance with the Zoning Code and other applicable regulations of the Town.
• The initial design indicated possible grading and drainage issues, including retaining
walls adjacent to property line exceeded maximum heights. Staff will review the revised
plans prior to Tuesday's meeting to confirm that these elements have been addressed.
2. The suitability of the improvement, including type and quality of materials of which it is to be
constructed and the site upon which it is to be located.
3. The compatibility of the design to minimize site impacts to adjacent properties.
4. The compatibility of the proposed improvements with site topography.
5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring
properties and public ways.
6. The objective that no improvement be so similar or dissimilar to others in the vicinity that
values, monetary or aesthetic will be impaired.
7. The general conformance of the proposed improvements with the adopted Goals, Policies and
Programs for the Town of Avon.
Staff Recommendation
Staff recommends approval of this project as presented, subject to conditions.

I move to approve Final Design for a fourplex on Lot 9, Block 1, Wildridge Subdivision, as
depicted on the application and plan set dated received October 1, 1997, subject to staff review
and approval of revised grading and drainage plans.
