The proposed remodel would create an entryway air lock and add two rooms to the rear of the
residence. The additional 627 square feet would bring the residence's total square footage from
2124 to 2741 square feet. All exterior materials and colors will match existing materials and
colors.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission
shall consider the following items in reviewing the design of this project:
1. Conformance with the Zoning Code and other applicable regulations of the Town.
• Setbacks: No proposed encroachments.
• Easements: No proposed encroachments and proposed grading in the 10' Slope
Maintenance and Snow Storage Easement is acceptable.
• Building Height: The proposed increase of the unit's height from approximately 31 feet
to 33 feet conforms with the 35' maximum limit.
• Parking: The existing parking satisfies the required three (3) spaces.
2. The suitability of the improvement, including type and quality of materials of which it is to be
constructed and the site upon which it is to be located.
3. The compatibility of the design to minimize site impacts to adjacent properties.
4. The compatibility of the proposed improvements with site topography.
5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring
properties and public ways.
The existing design is a "mirror image" of the companion duplex unit. The planned addition
and remodel alters the "mirror image" effect, yet maintains the character of the original
architectural style.
6. The objective that no improvement be so similar or dissimilar to others in the vicinity that
values, monetary or aesthetic will be impaired.

7. The general conformance of the proposed improvements with the adopted Goals, Policies and
Programs for the Town of Avon.
Staff Recommendation
Based upon conformance with the above criteria, staff recommends approval of the proposed
addition and remodel.
Recommended Motion
"I move to approve the proposed addition and remodel for Lot 10, Block 2, Benchmark at beaver
Creek as depicted on the application and plan set dated March 16, 1998, as submitted."
