Introduction
The proposed duplex is a contemporary "mountain style" design with stucco siding and wood
trim. The site has gentle west -facing slopes of about 14 percent.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission
shall consider the following items in reviewing the design of this project:
1. Conformance with the Zoning Code and other applicable regulations of the Town.
• Allowed use: Conforms with the allowed residential use.
• Density: Duplex use conforms.
• Lot Coverage: 12.8% building coverage conforms to the 50% maximum.
• Setbacks: No proposed encroachments.
• Easements: No proposed encroachments; proposed grading in the 10' Slope Maintenance
and Snow Storage Easement is acceptable.
• Building Height: The 30 -foot building height conforms to the 35' maximum limit.
• Grading: Area south of retaining wall exceeds a 2:1 slope. This will need to be corrected
on plans prior to building permit submittal.
• Parking: The four (4) garage and the two (2) surface parking spaces conform to the
required four (4) spaces.
• Snow Storage: Submitted plans show snow storage area equal to the minimum standard
of 20% of the impermeable surface area.
• Landscaping: Staff recommends additional landscaping on the north side of the units for
screening. A large Serviceberry bush is located on the lot. This bush should be
transplanted somewhere on the site.
2. The suitability of the improvement, including type and quality of materials of which it is to be
constructed and the site upon which it is to be located.

3. The compatibility of the design to minimize site impacts to adjacent properties.
Care will need to be taken to ensure that grading does not occur on the neighboring property.
4. The compatibility of the proposed improvements with site topography.
The "head in" parking results in more site disturbance than parallel spaces would.
5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring
properties and public ways.
6. The objective that no improvement be so similar or dissimilar to others in the vicinity that
values, monetary or aesthetic will be impaired.
7. The general conformance of the proposed improvements with the adopted Goals, Policies and
Programs for the Town of Avon.
Staff Recommendation
Approve with conditions.
Recommended Motion
I move to approve the proposed final duplex design for Lot 100, Block 2, Wildridge Subdivision
as depicted on the application and plan set dated March 17, 1998 with the following conditions:
1. Grading shall be contained on the lot and all grading shall conform to the 2:1 maximum
slope.
2. One coniferous and two deciduous trees shall be planted on the north side of each unit.
3. All proposed sagebrush plantings shall be within the limits of disturbance, and a minimum 5 -
gallon size.
4. Serviceberry shall be transplanted to a location to be approved by staff.
5. The head in parking shall be revised to minimize disturbance to the site and be approved by
staff.
