Introduction
The manager for Sunridge I has submitted a new application to locate a 10' X 14' Tuff Shed on
the east side of the complex. They need the building for storing their snowblower, hoses, shovels
and related equipment. As you are aware, the building is currently located in their western
parking lot. The building has been painted the same color as the existing buildings.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission
shall consider the following items in reviewing the design of this project.
Staff comments are included in this section only when the design does not appear to conform to
Town regulations, or where more information may be helpful.
1. Conformance with the Zoning Code and other applicable regulations of the Town.
The shed now conforms to the Zoning Code. It is not located on any parking spaces and
meets all setbacks.
2. The suitability of the improvement, including type and quality of materials of which it
is to be constructed and the site upon which it is to be located.
With minor modifications the shed can be suitable for the site. The modifications include
painting the trim to match the pattern of the residential buildings and providing landscape
screening around the shed.
3. The compatibility of the design to minimize site impacts to adjacent properties.
There currently exist Aspen trees to the north of the building and tall evergreen trees to the
east. The applicants propose two additional trees, one on the north side of the shed and one
on the south side. Staff recommends that additional trees and shrubs provide more complete
screening of the shed.
4. The compatibility of the proposed improvements with site topography.
5. The visual appearance of any proposed improvement as viewed from adjacent and
neighboring properties and public ways.
With additional landscaping to screen the shed it will have little impact on adjacent property
and public ways.

6. The objective that no improvement be so similar or dissimilar to others in the vicinity
that values, monetary or aesthetic will be impaired.
7. The general conformance of the proposed improvements with the adopted Goals,
Policies and Programs for the Town of Avon.
Staff Recommendation
Staff recommends approval with two conditions.
Recommended Motion
I move to approve the proposed storage shed for Lot 9, Block 3, Benchmark at Beaver Creek
Subdivision as depicted on the application and plan set dated received October 27, 1997 with the
following conditions:
1. The trim shall be painted to match the trim pattern of the existing residential buildings, with
brown trim around the windows and doors and eliminating the "crisscross" trim on the door.
2. Two additional evergreen trees and six shrubs be added, with one tree and three shrubs on the
north side of the shed and one tree and three shrubs on the south side of the building. All
new trees shall be a minimum of 6 feet tall and the shrubs shall be in five gallon containers or
larger.
