Introduction
Ron Brethauer has applied to locate a storage shed on the north side of his home on Lot 69,
Block 3, Wildridge. According to the applicant, the shed has been on the property for one and a
half years.
The shed is a manufactured Heartland storage shed that he is painting to match the color of the
home. The roof matches the roof of the home. The shed has horizontal Louisiana Pacific
Innerseal siding.
The applicant is applying for approval of the shed after receiving notice from Community
Service Officer Steve Hodges that the Town did not grant approval of the shed. The applicant's
understanding was that a building permit was not required for the shed and no further approval
was needed.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission
shall consider the following items in reviewing the design of this project.
Staff comments are included in this section only when the design does not appear to conform to
Town regulations, or where more information may be helpful.
1. Conformance with the Zoning Code and other applicable regulations of the Town.
2. The suitability of the improvement, including type and quality of materials of which it
is to be constructed and the site upon which it is to be located.
The shed is generally not visible from the road or other neighboring property. The roof is
visible from one location on Wildridge Road north of the site. Based on this limited
visibility staff believes the shed is suitable for the site.
3. The compatibility of the design to minimize site impacts to adjacent properties.
4. The compatibility of the proposed improvements with site topography.
5. The visual appearance of any proposed improvement as viewed from adjacent and
neighboring properties and public ways.

With additional landscaping to screen the shed it will have little impact on adjacent property
and public ways.
6. The objective that no improvement be so similar or dissimilar to others in the vicinity
that values, monetary or aesthetic will be impaired.
7. The general conformance of the proposed improvements with the adopted Goals,
Policies and Programs for the Town of Avon.
Staff Recommendation
Staff recommends approval with one condition.
Recommended Motion
I move to approve the proposed storage shed for Lot 69, Block 3, Wildridge Subdivision as
depicted on the application and plan set dated received October 24, 1997 with the following
condition:
A 6 -foot tall evergreen tree shall be planted on the north side of the shed to screen it from the
road and from the neighbor's view to the north.
