The proposed four unit residential building features a "contemporary alpine" design. The
building materials include a synthetic shingle roof, stucco and horizontal rough sawn Cedar
siding, chimney caps and truss trim.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission
shall consider the following items in reviewing the design of this project:
1. Conformance with the Zoning Code and other applicable regulations of the Town.
• Allowed use: Conforms with the allowed residential use.
• Density: conforms to four units designated.
• Lot Coverage: The proposed 12 % of building coverage conforms with the 50%
maximum.
• Setbacks: No proposed encroachments.
• Easements: A retaining wall is shown in the side drainage and utility easement.
Applicants will need to ensure wall does not interfere with utilities. A retaining wall is
also proposed adjacent to the entrance to the site across the Road Maintenance, drainage
and snow storage easement. This is acceptable to the Town engineer provided that the
driveway is moved further south. The driveway needs to be moved to prevent grading in
the adjacent property and to allow room to transition the grades in the area of the
retaining wall.
• Building Height: Based on ridgeline height provided (3112'8") second unit from north is
36.66 feet high. The project consultant has stated this is a labeling error and the elevation
should be 3106'8". This would result in a height of 30.66 feet.
• Parking: The eight garage and the four surface parking spaces exceed the parking
requirement by two spaces.
• Snow Storage: Appears to be adequate snow storage area.

• Landscaping: Landscaping could be enhanced by providing more aspen trees in the
planting groups. One Aspen is labeled as 2 feet in diameter, applicant may want to
change to 2 inches.
2. The suitability of the improvement, including type and quality of materials of which it is to be
constructed and the site upon which it is to be located.
The stucco and cedar lap siding with wooden trim and synthetic shingles appear to be quality
materials commonly found throughout the subdivision.
3. The compatibility of the design to minimize site impacts to adjacent properties.
The building covers the entire width of the lot from setback to setback. The structure is
located on the low part of the site which will minimize impacts of views. The landscape plan
preserves a large area of native brush on the site which provides a more natural landscaping
look and a large amount of open space in the front of the site.
4. The compatibility of the proposed improvements with site topography.
The units step slightly down the slope to the northwest. A moderate amount of grading is
required behind the structure.
5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring
properties and public ways.
The units feature a variety of materials and building features to create an attractive
appearance from the road. This includes the stucco and rough sawn cedar siding, wooden
truss trim, dormer windows, and a varied roof line using gables and chimney caps.
6. The objective that no improvement be so similar or dissimilar to others in the vicinity that
values, monetary or aesthetic will be impaired.
The building utilizes materials and design elements found within the subdivision yet has a
unique design.
7. The general conformance of the proposed improvements with the adopted Goals, Policies and
Programs for the Town of Avon.
The project is not in conflict with adopted goals, policies or programs.
Staff Recommendation
Staff recommends approval with conditions.
Recommended Motion
Approve plans for Hiland 4 Unit Townhomes, Lot 18, Block 2, Wildridge Subdivision as
depicted on plans dated received June 16, 1997, with the following conditions:
1. The plans be revised to conform with the 35 foot maximum building height.
2. A second improvement location certificate be provided at time of framing to document
building height does not exceed 35 feet
3. The driveway be shifted to the south to accommodate grading on site.

5. Additional deciduous trees be added to the plantings.
6. Applicant provide documentation that driveway turning radius can accommodate vehicles,
including emergency vehicles.

7. Address sign be moved outside of Town right-of-way and meet the 10 foot setback.
8. Sections of the walls be provided to document no disturbance of adjacent property will occur.
9. Revise diameter of Aspen tree from 2 feet to 2 inches.
10. During construction, a 2 inch deep gravel base of 3/4 inch aggregate shall be applied to the
first 20 feet of the driveway, and shall remain until the driveway is paved.
11. Automatic irrigation system will be installed.
