This is a summary of review criteria, staff comments and recommendations regarding the
proposed Master Sign Program for the Avon Plaza commercial project. The project consists of
two buildings, Building "A" and `B". The two major components of this proposal are building
identification signage and tenant signage.
Design Review Considerations
According to the Town of Avon's Sign Code, Section 15.28.070 Design Review Criteria, the
Planning & Zoning Commission shall consider the following items in reviewing proposed
designs:
1. The suitability of the improvement, including materials with which the sign is to be constructed
and the site upon it is to be located.
The materials for the building identification signage consist of interior -lit, individual
Plexiglas- faced pan channel. The tenant signage will consist of interior -lit individual
Plexiglas -faced pan channel letters and stud mounted painted metal lettering. According to
the Sign Code, all of these proposed material types are encouraged. As far as the proposed
locations of both the building identification signage and tenant signage, all appear
harmonious with the buildings scale and architecture. Additionally, all tenant signage are
properly located on the ground level as recommended by the Sign Code with the exception of
the second floor tenant space on Building `B"(please refer to exhibits 1-8 of the proposed
Avon Plaza Comprehensive Sign Program).
2. The nature of adjacent and neighboring improvements.
The Avon Plaza commercial project is located in the Town Commercial Core area.
Neighboring and adjacent uses in this area have signage of similar styles and intensity.
3. The quality of the materials to be utilized in any proposed improvement.
Addressed in Consideration #1.

4. The visual impact of any proposed improvement, as viewed from any adjacent or neighboring
property.
The proposed interior -lit pan channel signage is consistent in style and quality with approved
signage on other buildings in the Town Core. Potential glare from the proposed interior -lit
pan channel signage will be mitigated by the use of light blue Plexiglas material.
5. The objective that no improvement will be so similar or dissimilar to other signs in the vicinity
that values, monetary or aesthetic, will be impaired.
The dimensions and placements of the various signs will be similar to those found on the two
Avon Town Square buildings. This similarity in scale, combined with different but
complementary colors,
should provide a unique identity for the building and its tenants while sharing common
characteristics with the neighboring Slifer, Smith and Frampton Building.
6. Whether the type, height, size, and/or quality of signs generally complies with the sign code,
and are appropriate for the project.
The signage proposed in the Avon Plaza Master Sign Program appears to both comply the
various height and size requirements of the Sign Code and be appropriate for the project.
7. Whether the sign is primarily oriented to vehicular or pedestrian traffic, and whether the sign
is appropriate for the determined orientation
The primary orientation of this proposed Master Sign Program is to identify the building to
vehicular traffic. Secondly, the Master Sign Program intends to identify the first floor tenants
and services. Lastly, it intends to help inform both pedestrian and vehicular traffic alike to the
site circulation, building entrances and parking locations. In these three regards, the Avon
Plaza proposed Master Sign Program appears appropriate for the determined orientations.
Staff Recommendation
Staff recommends approval of the Avon Plaza Master Sign Program as submitted.
