Introduction
This application is to modify the footprint of the garages for Building A of Canyon Run so the
buildings conform to the 15 foot minimum building separation required by the PUD. The two
garages have been reduced in width by approximately one and one-half feet each, for a total
reduction of approximately 3 feet. This allows the garage portion of the building to shift to the
west to maintain the required separation between Buildings A and B. This amendment does not
change any building materials; it simply reduces the size of the two garages.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission
shall consider the following items in reviewing the design of this project:
1. Conformance with the Zoning Code and other applicable regulations of the Town.
The proposed amendment will allow the building to meet the minimum 15 foot building
separation and conform to the PUD building envelopes. The amendment does not change the
conformance of the building to any other zoning and PUD requirements. The revised PUD
amendment No. 3, Exhibit A, has not received final technical approval by staff, so this
amendment should be subject to conforming with Exhibit A as approved by staff
2. The suitability of the improvement, including type and quality of materials of which it is to be
constructed and the site upon which it is to be located.
No change in materials.
3. The compatibility of the design to minimize site impacts to adjacent properties.
This minor amendment does not change conformance to this criterion.
4. The compatibility of the proposed improvements with site topography.
No change
5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring
properties and public ways.
No visible change

6. The objective that no improvement be so similar or dissimilar to others in the vicinity that values,
monetary or aesthetic will be impaired.

7. The general conformance of the proposed improvements with the adopted Goals, Policies and
Programs for the Town of Avon.

Staff Recommendation
Approve with one condition.
Recommended Motion
Approve the design modification for Building A, Lot 4, Nottingham Station Subdivision, as
described on sheets A-2 and A-3 of the plan set dated July 2, 1996, subject to the following
condition:
Verification by staff that the amendment conforms with the Nottingham Station PUD amendment
No. 3, Lot 4.
