The proposed residence is a raised ranch style with a gray stucco exterior, a "Stonegate Gray"
asphalt shingle roof, with stained cedar trim, Facia, railing deck and garage door panels. The site
is a .52 acre site. It is relatively flat with slopes of approximately eight percent.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6.10, the Commission
shall consider the following items in reviewing the design of this project:
1. Conformance with the Zoning Code and other applicable regulations of the Town.
• Allowed use: Single family use is allowed on the "fourplex" lot.
• Density: Single-family use conforms with this lot's 4 dwelling unit designation.
• Lot Coverage: The proposed 8.9 % building coverage conforms with the 50% maximum.
• Setbacks: No proposed encroachments.
• Easements: No proposed encroachments and proposed grading in the 10' Slope
Maintenance and Snow Storage Easement is acceptable.
• Building Height: The largest scaled height of 33' on the south elevation conforms with the
35' maximum limit.
• Grading: All proposed grades conform with the maximum of 2:1 slope guideline and the
proposed driveway grades conform with Town standards.
• Parking: The two (2) garage and the two (2) surface parking spaces conform with the
required three (3) spaces.
• Snow Storage: A minimum of 720 square feet of snow storage needs to be indicated on
the plan. There appears to be an adequate area to accommodate the snow storage.

• Landscaping: The landscape plan utilizes landscape plantings and a lawn to screen the
driveway from the road and add visual accents to the home. The north elevation could
benefit from additional trees to screen the building wall from the neighbors to the north.
2. The suitability of the improvement, including type and quality of materials of which it is to be
constructed and the site upon which it is to be located.
The stucco exterior with stained cedar trim and asphalt composition roof is used on many
other structures in the subdivision and is compatible for the site.
3. The compatibility of the design to minimize site impacts to adjacent properties.
The structure's varied roof line, windows, column and tower add visual interest. This
structure is compatible with adjacent properties, however, as discussed above, staff suggests
additional trees to soften and screen the north elevation from the adjacent neighbors.
4. The compatibility of the proposed improvements with site topography.
Although the structure is located across the slope of the site, the lot is flat and will not be
significantly disturbed.
5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring
properties and public ways.
The site features landscaped planters that are located in areas to accent the home and screen
the driveway. Therefore, the visual appearance from the road should be attractive.
6. The objective that no improvement be so similar or dissimilar to others in the vicinity that
values, monetary or aesthetic will be impaired.
The design is unique with interesting features that should enhance the visual and monetary
values of the neighborhood.
7. The general conformance of the proposed improvements with the adopted Goals, Policies and
Programs for the Town of Avon.
The proposed single family residence is in conformance with adopted, Goals, Policies and
programs including the steep slope guidelines. The site is relatively flat and the proposed
grading plan does not significantly alter the site.
Staff Recommendation
Approve with conditions.
Recommended Motion
Approve Lot 64, Block 4, Wildridge Subdivision with the following conditions to be satisfied at
time of building permit application:
1. A minimum of two additional trees be added to the north elevation.
2. Any exterior light fixtures be shown on the elevations and cut sheets be provided for staff
approval at time of building permit.
