The applicant wishes to construct an addition to the west unit of this existing duplex. The addition
would create a new entrance lobby and storage area on the ground level and an additional
bedroom and shower room on the second floor. The addition would follow the existing style of
the residence and utilize stucco and wood siding matching the existing exterior materials. The new
addition would add approximately 522 square feet of new habitable area.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission
shall consider the following items in reviewing the design of this project:
1. Conformance with the Zoning Code and other applicable regulations of the Town.
The proposed addition does not create any encroachments, height violations or similar
concerns and therefore appears to conform with the Zoning Code and other applicable
regulations of the Town.
2. The suitability of the improvement, including type and quality of materials of which it is to be
constructed and the site upon which it is to be located.
As stated above, all colors, materials and details will match the existing structure. Three
existing aspen trees will be displaced by the addition and will be relocated in the west sideyard
setback. Thus, the proposed minor addition appears suitable in terms of materials and
potential impacts upon the site its to be located.
3. The compatibility of the design to minimize site impacts to adjacent properties.
As mentioned above, the addition will not encroach into the nearby sideyard setback. The
proposed addition should not present any significant impacts to adjacent properties.
4. The compatibility of the proposed improvements with site topography.
The proposed addition will not significantly alter the existing drainage of the site.

5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring
properties and public ways.
The design of the proposed addition appears harmonious with the structure's existing design
and should be an aesthetic improvement.
6. The objective that no improvement be so similar or dissimilar to others in the vicinity that values,
monetary or aesthetic will be impaired.
The proposed minor addition should not impact either the monetary or aesthetic values of
either the other unit in this duplex or the adjacent residence to the west.
7. The general conformance of the proposed improvements with the adopted Goals, Policies and
Programs for the Town of Avon.
Based upon the compliance with the above criteria, the proposed minor addition appears to
conform with adopted Goals, Policies and Programs for the Town of Avon.
Staff Recommendation
Staff recommends approval of this proposed addition with the following condition:
1. That any proposed exterior light fixtures be approved by staff
