Introduction
The applicants are requesting several changes to the master sign program. They are requesting
wall signs that can be either wood or a cabinet. The second change is to illuminate the signs.
The third change is to allow the signs on the second story above the windows rather than
"stacked" signs on either end of the building.
The master sign program was approved in January, 1995 with two conditions. The first was that
only the project sign be illuminated, and the second conditions was to remove the red "no
parking" signs that were proposed.
Design Review Considerations
According to the Town of Avon's Sign Code, Section 15.28.070 Design Review Criteria, the
Planning & Zoning Commission shall consider the following items in reviewing proposed
designs:
1. The suitability of the improvement, including materials with which the sign is to be constructed
and the site upon it is to be located.
Either the wood or cabinet signs are suitable for this industrial area.
2. The nature of adjacent and neighboring improvements.
The amendment to allow the signs over the windows will not have a negative impact on
adjacent property or change the character of signage in the area.
3. The quality of the materials to be utilized in any proposed improvement.
The mix of the two different types of signs on the same building elevation may result in a
less uniform appearance.
4. The visual impact of any proposed improvement, as viewed from any adjacent or neighboring
property.
It is staff s opinion that either the wood or the cabinet signs should be specified, but not both
in order to maintain a uniform signage plan compatible with the neighborhood.
5. The objective that no improvement will be so similar or dissimilar to other signs in the vicinity
that values, monetary or aesthetic, will be impaired.

6. Whether the type, height, size, and/or quality of signs generally complies with the sign code,
and are appropriate for the project.
Although cabinet signs are generally discouraged by the Sign Code, staff believes the cabinet
signs are appropriate in this industrial area. They will likely hold up better over time, since
wood tends to deteriorate if is not painted frequently.
7. Whether the sign is primarily oriented to vehicular or pedestrian traffic, and whether the sign
is appropriate for the determined orientation
The signs are appropriately oriented toward vehicular traffic.
Staff Recommendation
Approve with the following conditions:
1. All wall signs be cabinet signs.
2. All wall signs be placed at the same height on respective floors.
