Commercial addition: expansion of Wal-Mart store
Tract B, Benchmark at Beaver Creek Subdivision
SC -Shopping Commercial
0220 Beaver Creek Place
This application is for a 9,000 square foot expansion of Wal-Mart, on the west side of the
building where the seasonal garden center is currently located. The building expansion was
anticipated in the original plans, which indicated this area for a future expansion. The building
addition will match existing materials and building colors. Four wall mounted lights are
proposed.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6.10, the Commission
shall consider the following items in reviewing the design of this project:
1. Conformance with the Zoning Code and other applicable regulations of the Town.
The site plan needs to be updated to reflect the current lot lines -tracts A and B.
• Allowed use: Conforms with the allowed retail use for the shopping center.
• Lot Coverage: Proposed building coverage of 29% conforms with the 50% maximum.
• Setbacks: A revised site plan and stamped topographical survey is needed to verify that
there are no proposed encroachments. The site plan does not show the current platted
property lines. In 1987 lots 23 and 75 were replatted into Tracts A and B.
• Easements: See note above.
• Building Height: The proposed addition matches the existing building height.
• Grading: All proposed slope grades conform with the maximum of 2:1 slope guideline
and the proposed driveway and parking lot grades conform with Town standards.
• Parking: Wal-Mart is a large, single use retail store and is required to provide 4 parking
spaces per 1000 square feet of gross leaseable area. Total parking required is 248 spaces.
If the P&Z grants the 15% large single use project reduction, 211 spaces are required.
Wal-Mart shares its parking lot with a 17,000 square foot commercial building. As a
mixed use, this building requires 94 spaces. Assuming the original approval included the
15% reduction for mixed use, the requirement drops to 80 spaces, for a total of 305
spaces. Total parking provided is 313 spaces.
