This project received Final Design approval on June 20, 1995. The project is now nearing
completion and the applicant wants to modify the landscape plan. Proposed modifications are as
follows:
1. Remove a landscape island from the driveway and redistribute the landscape material
through -out the site;
2. Relocate plantings from the end of the driveway to other areas on the site;
3. Relocate plantings from the southern corner of the lot closer to the rear of the duplex.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission
shall consider the following items in reviewing the design of this project:
1. Conformance with the Zoning Code and other applicable regulations of the Town.
All proposed landscaping modifications conform with the Zoning Code and other applicable
regulations of the Town.
2. The suitability of the improvement, including type and quality of materials of which it is to be
constructed and the site upon which it is to be located.
The removal of the landscape island from the driveway will improve maneuverability and
snow plowing operations on the site. The relocation of plantings from the end of the drive
will enhance visibility of vehicles leaving the site while the relocation of the plantings in the
rear yard will eliminate the need to disturb a greater portion of the site. All plant materials
and quantities are equal to or better than those provided by the original landscape plan.
3. The compatibility of the design to minimize site impacts to adjacent properties.

4. The compatibility of the proposed improvements with site topography.

5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring
properties and public ways.
The removal of the landscape island in the driveway will not affect the visual appearance of
the project as viewed from adjacent and neighboring properties and public ways. The
driveway and front elevation of the house are at a substantially lower grade than the roadway
and therefore not visible.
6. The objective that no improvement be so similar or dissimilar to others in the vicinity that
values, monetary or aesthetic will be impaired.

7. The general conformance of the proposed improvements with the adopted Goals, Policies and
Programs for the Town of Avon.
The proposed landscape plan modifications generally conform with the adopted Goals,
Policies and Programs for the Town of Avon.
Staff Recommendation
Staff recommends approval of the landscape plan modifications with one condition.
Recommended Motion
Approve modified landscape design for Lot 49, Block 4, Wildridge Subdivision, as described on
the landscape plan dated 5/1/96, subject to the following condition:
1. Automatic irrigation system will be installed, as stipulated by the original landscape plan
