The application is for final design approval of three townhome units housing a total of 10 units.
The site is a very steep lot (approximately 50 percent) and is bounded on three sides by a
switchback of Wildwood Road. Access is proposed from the lower south end of the site. The
proposed units will feature a combination of stucco and wood siding with stone and rough sawn
cedar accents. An asphalt roof is proposed. The four-plex is proposed to have Olive Branch
siding and the tri-plex units will have Colony Blue siding.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission
shall consider the following items in reviewing the design of this project:
1. Conformance with the Zoning Code and other applicable regulations of the Town.
• Allowed use: The multi -family units proposed conforms with the allowed residential use.
• Density: The proposed ten units conform with this lot's ten dwelling unit designation.
• Lot Coverage: The proposed building coverage is twelve percent when the lot size is
adjusted to subtract the 30,000 square feet exceeding a 40 percent slope. This conforms
with the 50% maximum.
• Setbacks: No proposed encroachments.
• Easements: A boulder retaining wall is shown in the 10' Slope Maintenance and Snow
Storage Easement. The Town Engineer did not express any concerns with this design.
• Building Height: The largest scaled height of 35' on the elevations conform with the 35'
maximum limit.
• Grading: All proposed slope grades conform with the maximum of 2:1 slope guideline
and the proposed driveway grades conform with Town standards.

• Parking: The 23 parking spaces conform to the parking requirements of two spaces per
unit plus three guest spaces.
• Snow Storage: Submitted plans show snow storage area equal to the minimum standard
of 20% of the proposed impermeable surface area.
• Landscaping: Submitted landscape plan appears suitable.
2. The suitability of the improvement, including type and quality of materials of which it is to be
constructed and the site upon which it is to be located.
The units have a combination of stucco and painted wood cedar siding, natural moss rock
trim, rough sawn cedar trim and an asphalt shingle roof. The materials are used in other
structures in the neighborhood and should be compatible with the site. In staff's opinion the
color themes are not compatible. The blue is a cool color and the olive green is a warm
color. This color scheme may not be harmonious between the structures. Staff suggests that
using either cool or warm colors provide a more compatible color scheme. Staff also
suggests that the stone trim end in an even line rather than the tapered look shown.
3. The compatibility of the design to minimize site impacts to adjacent properties.
The building design includes varied architectural features including the fenestration, roof
lines and building materials and should be compatible with neighboring properties.
4. The compatibility of the proposed improvements with site topography.
The project has been designed to work with the slopes. The upper buildings step up the slope
and the lower buildings step down the slopes. Given the very steep nature of this site, staff
feels the design is compatible with the topography.
5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring
properties and public ways.
The site has been landscaped to soften the long driveway areas. The site and buildings
should be attractive from the roadside and adjacent properties.
6. The objective that no improvement be so similar or dissimilar to others in the vicinity that
values, monetary or aesthetic will be impaired.
The project has a unique design that should enhance rather than deter monetary and aesthetic
values.
7. The general conformance of the proposed improvements with the adopted Goals, Policies and
Programs for the Town of Avon.
The project is in general conformance with adopted Goals, Policies and Programs for the
Town of Avon. The project is in conformance with the steep slope guidelines. The buildings
have been designed to take advantage of this very steep site. Only minimal use of retaining
walls and moderate grading is required for the design.
Staff Recommendation
Staff recommends approval with conditions as outlined in the recommended motion.
Recommended Motion
Approve Lot 7, Block 5, Wildridge Subdivision site plan dated June 25, 1996 with the following
conditions:

1. All flues, flashing and galvanized metal will be painted to match surrounding materials.
2. All meters will be placed upon the building and painted to match surrounding materials.
3. An automatic irrigation system will be installed.
4. The material and colors of the garage doors need to be specified by the applicant.
5. The colors should come back for Planning and Zoning Commisison approval. The color
scheme be revised to have either all warm or all cool colors.
