Introduction
The project is a contemporary styled 2,900 square foot single family residence. Exterior
materials consist of a combination of cedar, stucco, and stone siding, an asphalt roof and custom
windows.
The site has two frontages, one on Wildridge Road West and the other on Beartrap Road. It is
also extremely steep with slopes ranging from 19% to 62%. Access is proposed from lower side
of the lot on Beartrap Road.
A concept design review was held on February 16, 1999.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 4. 10, the Commission
shall consider the following items in reviewing the design of this project:
1. The conformance with setbacks, massing, access, land use and other provisions of the Zoning
Code.
• Allowed use: Confonns with the allowed residential use.
• Density: Single-family use complies with this lot's two dwelling unit designation.
• Lot Coverage: The proposed 9.7% of building coverage complies with the 50%
maximum.
• Setbacks: No proposed encroachments.
• Easements: No proposed encroachments and proposed grading in the 10' Slope
Maintenance and Snow Storage Easement is acceptable.
• Building Height: The largest determined height of 29.5 feet complies with the 35'
maximum limit.
• Grading: All proposed grades conform with the maximum of 2:1 slope guideline and the
proposed driveway grades comply with Town standards.
• Parking: The two (2) garage and the two (2) surface parking spaces exceed the required
three (3) spaces.

• Snow Storage: Submitted plans show snow storage area equal to the minimum standard
of 20% of the proposed impermeable surface area.
• Landscaping: Submitted landscape plan appears suitable.
2. The conformance with other applicable rules and regulations of the Town of Avon.
3. The type and quality of materials of which the structure is to be constructed.
4. The design of site grading and drainage to minimize impacts to adjacent sites, rights-of-way
and easements.
5. The compatibility of proposed improvements with site topography, to minimize site
disturbance, orient with slope, step building with slope, and minimize benching or other
significant alteration of existing topography.
The project works well with this steep site, steeping in three sections approximately one
complete level.
The grading plan has been revised since the concept design to reduce the cuts above the
structure. The associated walls have been reduced from eight foot walls to maximum four
foot walls.
6. The appearance of proposed improvements as viewed from adjacent and neighboring
properties and public ways, with respect to architectural style, massing, height, orientation to
street, quality of materials, and colors.
The applicant has provided a minimum of eight inch eves along the sloped roof edges. The
eves at the end of each roof vary from 1.5, 2.0, and 2.5 feet (please see the applicant's March
4, 1999attached letter).
7. The objective that no improvement be so similar or dissimilar to others in the vicinity that
monetary or aesthetic values will be impaired.
8. The general conformance of the proposed improvements with the adopted Goals, Policies and
Programs for the Town of Avon.
Staff Recommendation
Based upon the project's general compliance with the above considerations, staff recommends
approval with conditions.
Recommended Motion
"I move to approve the proposed single-family residence for Lot 40, Block 2, Wildridge
Subdivision as depicted on the plan set dated March 8, 1999, with the following conditions:
1. That extreme care will be required during construction to ensure the eves do not encroach
into the building setbacks.
2. That the elevations be revised at the time of building permit submittal to indicate all eve
dimensions.
3. That the landscape plan be revised at the time of building permit submittal to properly reflect
the number of aspen clumps called for in the Landscape Legend."
