Introduction
This project includes the removal of a gabled roof above the garage and replacing it with a deck,
plus installing a window and a sliding glass door.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission
shall consider the following items in reviewing the design of this project:
1. Conformance with the Zoning Code and other applicable regulations of the Town.
• Allowed use: Conforms with the allowed residential use.
• Density: No change.
• Lot Coverage: No change.
• Setbacks: No proposed encroachments.
• Easements: No proposed encroachments.
• Building Height: No change.
• Grading: No change.
• Parking: No change.
• Snow Storage: No change.
• Landscaping: Submitted landscape plan appears suitable.
2. The suitability of the improvement, including type and quality of materials of which it is to be
constructed and the site upon which it is to be located.
With minor modifications, noted under proposed conditions of approval, the project would
add architectural interest to the residence.
3. The compatibility of the design to minimize site impacts to adjacent properties.
The project would add appropriate variety to the neighborhood.
4. The compatibility of the proposed improvements with site topography.

Staff Recommendation
Approve with conditions.
Recommended Motion
Approve the proposed remodel and deck addition for Lot 20, Block 2, Eaglebend Subdivision, as
depicted on the application and plan set dated May 6, 1997, subject to the following conditions:
1. Match deck railing to existing railing on structure.
2. Paint railings to match existing structure.
3. Paint any additional flashing to match surrounding materials.
4. Extend parapet wall above garage, and reduce railing height to 36".
5. Retain gable element over main entrance.
6. Submit any proposed exterior lighting fiktures to staff for approval.
7. Obtain any homeowner association approval prior to building permit.
