This project is a 3455 square feet, two level single-family residence. Exterior material is
primarily stucco, accented with wood and moss rock.
The site is very steep, sloping at approximately 43% in the area of the building footprint. The site
slopes to the west with primary views of the June Creek drainage below and the mountains to the
south.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission
shall consider the following items in reviewing the design of this project:
1. Conformance with the Zoning Code and other applicable regulations of the Town.
• Allowed use: Conforms with the allowed residential use.
• Density: Single-family use conforms with this lot's 2 dwelling unit designation.
• Lot Coverage: 17% (up to 50% allowed)
• Setbacks: No proposed encroachments.
• Easements: No proposed encroachments; proposed grading in the 10' Slope Maintenance
and Snow Storage Easement is acceptable.
• Building Height: 26' (35' maximum allowed)
• Grading: Site grading and proposed driveway grades conform with Town standards.
• Parking: Two (2) garage and two (2) surface spaces (three (3) spaces required). Staff
suggests that the driveway adjacent to the garage be widened to facilitate maneuvering.
• Snow Storage: Submitted plans show adequate snow storage.
• Landscaping: Submitted landscape plan appears suitable.
The applicant is revising details of the site and grading plan, including more maneuvering
room near the garages, and retaining wall design. Staff is confident that these issues will not
significantly alter the overall design, and will be resolved prior to building permit.

2. The suitability of the improvement, including type and quality of materials of which it is to be
constructed and the site upon which it is to be located.
The materials appear to all be high quality, durable and low maintenance. Colors are either
natural or earthtone. The exterior light fixtures downcast light, minimizing light trespass.
3. The compatibility of the design to minimize site impacts to adjacent properties.
Due to this project's location well below the adjacent public right-of-way, both solar and
view corridors of neighboring properties should be minimally affected.
4. The compatibility of the proposed improvements with site topography.
The site is extremely steep. Placing the axis of the building parallel with the slope, and using
the building plus retaining walls to retain the driveway, is an appropriate design solution.
5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring
properties and public ways.
The massing appears compatible and appropriate for both the site and the neighborhood.
6. The objective that no improvement be so similar or dissimilar to others in the vicinity that
values, monetary or aesthetic will be impaired.
The structure's responsiveness to the site and limited site disturbance are compatible with the
Wildridge Subdivision.
7. The general conformance of the proposed improvements with the adopted Goals, Policies and
Programs for the Town of Avon.
Generally conforms with the adopted Goals, Policies and Programs for the Town of Avon.
Staff Recommendation
Staff recommends approval of this proposed single-family residence with conditions.
Recommended Motion
Approve the Final Design for Lot 66, Block 1, Wildridge Subdivision as presented on the plans
dated "Received" April 21, 1997, with the following conditions:
1. All flues, flashing and galvanized metal will be painted to match surrounding materials.
2. All meters will be placed upon the building.
3. Automatic irrigation system will be installed.
4. The final grading and retainage plan requires staff approval prior to building permit issuance.
5. Increase the garage's back-up area.
6. During construction the first 20 feet of the drive will have at least 2 inches of 3/4" rock.
