Introduction
The proposed duplex features a western style duplex theme featuring tongue and groove siding
and stucco.
The lot faces southeast and slopes at approximately at 22% away from the roadway.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission
shall consider the following items in reviewing the design of this project:
1. Conformance with the Zoning Code and other applicable regulations of the Town.
• Allowed use: The duplex residence is allowed use.
• Density: Duplex use conforms with the lot's 2 dwelling unit designation.
• Lot Coverage: 10.4% (50% maximum).
• Setbacks: No proposed encroachments.
• Easements: No proposed encroachments.
• Building Height: 32' on the south unit's rear gable (35' maximum ).
• Grading: Proposed grades conform with maximum of 2:1 slope. Proposed driveway
grades conform with Town standards.
• Parking: 4 garage and 4 surface parking spaces exceed the required 4 spaces.
• Snow Storage: Snow storage area satisfies the standard of 20% of impermeable surface
area.
• Landscaping: All landscaping materials need to be located on the property. Landscaping
needs to provide a solution to the entire site. Potentilla need to meet minimum of 5 gallon
standard.
2. The suitability of the improvement, including type and quality of materials of which it is to be
constructed and the site upon which it is to be located.
The home will be constructed of materials that are found throughout the Wildridge
Subdivision.

3. The compatibility of the design to minimize site impacts to adjacent properties.
Its location below the roadway will reduce visual impact from both the public way and
adjacent properties.
4. The compatibility of the proposed improvements with site topography.
The main axis of the building runs generally parallel with the site's slope. Site disturbance
appears acceptable.
5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring
properties and public ways.
The massing appears compatible and appropriate for both the site and the neighborhood.
6. The objective that no improvement be so similar or dissimilar to others in the vicinity that
values, monetary or aesthetic will be impaired.
The structure's responsiveness to the site and limited site disturbance are compatible with the
Wildridge Subdivision.
7. The general conformance of the proposed improvements with the adopted Goals, Policies and
Programs for the Town of Avon.
Generally conforms with the adopted Goals, Policies and Programs for the Town of Avon.
Staff Recommendation
Staff recommends approval of this project with conditions.
Recommended Motion
Approve the Final Design of the residential duplex for Lot 28, Block 1, Wildridge Subdivision as
depicted on the plans dated "Received" May 28, 1997, with the following conditions:
1. All flues, flashing and galvanized metal will be painted to match surrounding materials.
2. All meters will be placed upon the building.
3. Automatic irrigation system will be installed.
4. During construction the first 20 feet of the drive will have at least 2 inches of 3/4" rock.
5. Landscape plan needs to keep all proposed materials within the property boundaries, provide
a complete site solution. Landscape plan to be submitted for staff review.
6. All coniferous trees be a minimum of 6 feet tall, all deciduous trees a minimum of 2 inches in
caliper and all shrubbery be a minimum of 5 gallon container size.
