Re: Lot 77, Block 4, Wildridge - Cuny/Schelde Duplex
Introduction
On April 1, 1997 the Commission tabled its review of this project to allow the applicant to
address the following issues:
1. The western unit is 6 inches above the maximum allowable height limit.
The eastern unit is now 34'6" and the western unit is 34 feet tall.
2. The need for the duplex's two halves to step as entire units rather than simply stepping the
roof line.
The western unit has now been lowered while the eastern unit has been raised, creating an 18
inch step between the two units.
3. The need to facilitate better maneuverability in front of the eastern unit's garage.
The landscape planter has been shortened to provide more maneuvering room.
4. The need for additional landscaping, especially to the south of the structure and in the
planting beds in front.
More trees have been added.
5. The recommendation to continue the rock base on the northern wall of the east unit's
motorcycle garage.
Stone has been added to the siding.
Please refer to the attached letter stamped received April 9, 1997, and the previous staff report
dated 3-38-97.
Staff Recommendation
Staff recommends approval of Lot 77, Block 4, Wildridge Subdivision as presented on the plans
dated received April 9, 1997 with conditions.

Recommended Motion
Approve Lot 77, Block 4, Wildridge Subdivision as presented on the plans dated received
April 9, 1997 with the following conditions:
1. All flues, flashing and galvanized metal will be painted to match surrounding
materials.
2. All meters will be placed upon the building and painted to match surrounding
materials.
3. Automatic irrigation system will be installed.
4. Final details of the site grading plan be approved by Town staff.
5. Until re -vegetation is complete, erosion control measures meeting Town of Avon
standards are required.
6. During construction the first 20 feet of the drive will have at least 2 inches of 3/4"
rock.
