L7 B4 WR Landscape ModMemorandum
Date: April 1, 1997
To: Planning and Zoning Commission
From: Karen Griffith, Town Planner
Re: Lot 7, Block 4, Wildridge Landscape Modification
The modified landscape plan for the VulpeNandervelde Duplex was approved in at the April 1,
1997 meeting with the conditions that additional deciduous bushes be added and that the trees
meet the minimum town policy of a six foot planting height.
The applicants would like the Commission to reconsider the plan with 3 four foot Pinyon Pines
and 2 four foot Rocky Mountain Junipers, as well as 4 Junipers as five gallon shrubs.
The applicants have revised the plans to indicate a number of deciduous shrubs including Woods
Rose, Sumac, Mountain Sage, and Service Berry.
RECOMMENDATION
Staff recommends that:
1. the four of the Rocky Mountain Junipers be allowed as proposed as 5 gallon shrubs
2. That the minimum planting height of six feet be maintained for the Pinyons and all other
Junipers.
Staff appreciates the applicant's intent to provide a native type of landscape plan. However, staff
believes it is important for the Town to be consistent in the application of the Planning and
Zoning Commission's policy of minimum planting heights of 6 feet for required evergreen
trees. The applicants may still provide the 4 foot Pinyons and Junipers as additional trees beyond
the minimum requirements.
RECOMMENDED MOTION:
I move to approve Lot 7, Block 4, Landscape Plan modification as depicted on plan sets dated
received 4-9-97 with the following condition:
1. All evergreen trees proposed on the revised landscape plan shall meet the standard Planning
and Zoning Commission policy for minimum planting heights of 6 feet. The five gallon
Rocky Mountain Junipers will be considered as shrubs.
