Re: Minor Modifications to Brookside Commercial Building Final Design (Lot 1,
Brookside Park Subdivision)
Frank Navarro, Owner of Brookside Park has applied for three minor modifications to the final
design of Brookside Building A. These include:
1. Change in parking and loading area configuration to accommodate a truck loading
facility on the south side of Building A and provide four parking spaces near the
building entrance for short term parking.
2. Present a final landscape plan which provides locations for the previously approved
planting list.
3. Deletion of breezeway connector from Building A to Building B.
Staff will discuss each of the changes in order.
1. Change in parking and loading area configuration to accommodate a truck loading
facility on the south side of Building A and provide four parking spaces near the
building entrance for short term parking.
The modified plan provides four parking spaces for short term parking in front of
Building A, along with a shallow loading area for short term loading. A loading area
to accommodate longer loading times is proposed in the parking area located
between Building A and Building B. The loading facility is designed for occasional
loading and would have a grass crete surface. It would allow trucks to back in closer
to Building A. This area would be accessed through removable bollards.
Staff believes the modification would provide a more functional loading area for the
building. Staff is supporting the application based on information from the applicant
that the loading dock would only be used infrequently. The dock is located in close
proximity to Building B, which is a residential condominium project. Our only
concern is that if the loading area is used frequently, it might create impacts to
residents in Building B.
2. The placement of the plant materials appears to be acceptable. A significant amount
of plant material will be provided.
3. The deletion of the breezeway between the commercial building and residential
building B appears acceptable. The deletion does not significantly change the design
of the building.

Recommendation
Staff recommends approval of the proposed modifications. They are not in conflict with Town
Codes and do not significantly alter the functioning of the site plan. The proposed landscape
plan will enhance the appearance of the campus. Staff recommends approval of Lot 1, Brookside
Park Subdivision, Brookside Building A minor modifications as depicted on plans dated received
on April 1 and April 4, 1997.
