The Beaver Creek West Condominium Association proposes to replace their existing pool house
and pool located in the Phase I Building's inner courtyard. The existing 800 square foot pool
would be expanded to 1272 square feet. The existing 810 square foot pool house would be
expanded to 1103 square feet. The pool house would be a low profile stucco structure resembling
the existing condominium buildings, including their stucco color. The children's pool would
feature a water fall. The entire pool deck area would be enclosed behind a stucco wall with metal
railing providing the required 6 foot safety barrier.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission
shall consider the following items in reviewing the design of this project:
1. Conformance with the Zoning Code and other applicable regulations of the Town.
The remodel of the existing pool house and pool conform with the Zoning Code and other
applicable regulations of the Town.
2. The suitability of the improvement, including type and quality of materials of which it is to be
constructed and the site upon which it is to be located.
The proposed materials for both the pool house and the retaining wall appear to all be high
quality, durable and low maintenance as encouraged by the Planning & Zoning
Commission's Design Guidelines. The proposed creme stucco color matches the stucco color
of the existing buildings. The proposed exterior light fixtures include wall mounted sconces
designed to diffuse the light source and bollard path lights to illuminate walkways (please
refer to the attached cutsheets). All proposed fixtures should mitigate off-site glare or light
trespass.
3. The compatibility of the design to minimize site impacts to adjacent properties.
The pool and pool house are located within the courtyard area of the Phase I Building and
should not impact adjacent properties.

4. The compatibility of the proposed improvements with site topography.
The remodel of the pool house and pool area will require regrading of the inner courtyard
area. All grades and drainage appear acceptable.
5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring
properties and public ways.
The pool house and pool area are screened from adjacent and neighboring properties by the
surrounding condominium building.
6. The objective that no improvement be so similar or dissimilar to others in the vicinity that
values, monetary or aesthetic will be impaired.
This remodel project should not negatively affect either the aesthetic or monetary values of
neighboring properties as this area is effectively screened by the existing condominium
building.
7. The general conformance of the proposed improvements with the adopted Goals, Policies and
Programs for the Town of Avon.
This proposed pool house and pool remodel generally conforms with the adopted Goals,
Policies and Programs for the Town of Avon.
Staff Recommendation
Staff recommends approval of the pool house and pool remodel as presented.
Recommended Motion
Approve the remodel of the pool house and pool area for Lots 41-43, Block 2, Benchmark at
Beaver Creek Subdivision as presented in the plans dated received March 5, 1997 with the
following conditions:
1. All flues, flashing and galvanized metal will be painted to match surrounding materials.
2. All meters will be placed upon the building.
3. Automatic irrigation system will be installed.
