Introduction
The applicants are proposing a garden level tenant sign. This sign features a beige stucco
background with a raised bronze and mill scale finished logo and slightly blackened, mill scale
finished cut out lettering upon a steel face plate (see attached photos and drawings).
The Commission previously reviewed a proposed tenant sign by the same applicants that was
denied based upon the sign's lack of compatibility with the building's other existing tenant
signage. The primary concern was the use of a steel background instead of the beige foamboard
found on the other existing tenant signage.
The building's Master Sign Program, approved on April 19, 1994, specifies that all garden level
tenant signage would be placed upon urethane sign foam, with tan backgrounds and green metal
text and logos. All garden level tenant signs currently present on the building conform to these
guidelines.
Design Review Considerations
According to the Town of Avon's Sign Code, Section 15.28.070 Design Review Criteria, the
Planning & Zoning Commission shall consider the following items in reviewing proposed
designs:
1. The suitability of the improvement, including materials with which the sign is to be
constructed and the site upon it is to be located.
The proposed sign's location and dimensions conform with the building's established Master
Sign Program. The new sign's beige stucco background complies with the Master Sign
Program, continuing the visual pattern of the tenant signage on the building's south elevation.
Though the metal lettering and logo are not green metal elements as stipulated by the Master
Sign Program, they are of quality materials and their contrast to the green lettering found on
the others signs should provide an interesting, if not suitable, effect.

3. The quality of the materials to be utilized in any proposed improvement.
The proposed materials for the logo and text are recognized by the Town Sign Code as
"quality materials". The beige stucco background complies with the Master Sign Program
and is therefore also acceptable.
4. The visual impact of any proposed improvement, as viewed from any adjacent or
neighboring property.
See considerations #1 and #3.
5. The objective that no improvement will be so similar or dissimilar to other signs in the
vicinity that values, monetary or aesthetic, will be impaired.
The principle of contrast is a useful element in good design, providing complementary accent
and interest to an established pattern. This new proposed sign appears to meet this objective.
The beige stucco background continues the established pattern while the metal logo and
lettering add an unique appearance that intends to represents the creative nature of the
applicants' business. This proposed sign should enhance the aesthetic value of the building's
existing signage.
6. Whether the type, height, size, and/or quality of signs generally complies with the sign
code, and are appropriate for the project.
See consideration #1.
7. Whether the sign is primarily oriented to vehicular or pedestrian traffic, and whether
the sign is appropriate for the determined orientation
The proposed sign is oriented to both vehicular and pedestrian traffic alike, and appears
appropriate for both determinations.
Staff Recommendation
Staff believes the mix of the beige background matching the established pattern of the building's
tenant signage coupled with the unique lettering and logo meets the intent of the Master Sign
Program while achieving the applicant's objective for an unique, effective sign. Staff, therefore,
recommends approval of the proposed sign as presented as part of the application dated January
2, 1997.
