Nottingham Station LLP has applied for an amendment to the Master Sign Program for Lot 1/2
Nottingham Station. This is the location of Burger King and a small shoppette. The amendment
is for signage for Starbucks Coffee. Two amendments to the sign program are proposed. The
first is to add a 1' X 6" "Starbuck's" sign to the top of the current Burger King monument sign
located on the northwest side of the property. The second request is to replace the west facing
clock in the clock tower with a round Starbucks sign (approximately 12.5 square feet). The
current sign program allows signage on the storefront. The Starbucks representative stated that a
Starbucks Clock could be installed which would essentially be the sign submitted with clock
hands.
Design Review Considerations
According to the Town of Avon's Sign Code, Section 15.28.070 Design Review Criteria, the
Planning & Zoning Commission shall consider the following items in reviewing proposed
designs:
1. The suitability of the improvement, including materials with which the sign is to be
constructed and the site upon it is to be located.
• The second monument sign would be a cabinet sign similar to the existing Burger King sign
and would be suitable on the site.
• The Starbucks sign proposed on the clock tower would replace the west face clock. The sign
is round and would be located in the same location as the clock. Based on review of the
drawing submitted, it is staff's opinion that the sign is suitable for the site.
2. The nature of adjacent and neighboring improvements.
• Avon Road currently has very limited signage. Most signage is restricted to wall signs. It is
staff's opinion that adding a second cabinet sign on top of the monument would add visual
clutter to the road and is not compatible. Avon has very few freestanding signs.

• The clock tower sign is of moderate size and has green and brown colors that match the
colors of the shoppette. Staff believes the subtle colors of the sign will not have a negative
impact on adjacent properties.
3. The quality of the materials to be utilized in any proposed improvement.
Both signs are cabinet signs and would be constructed of high quality materials.
4. The visual impact of any proposed improvement, as viewed from any adjacent or
neighboring property.
• It is staff s opinion that the additional cabinet sign on the Burger King Monument sign would
have a negative impact on the views from Avon road. The additional sign would add "visual
clutter" to the road and more of a distraction for motorists.
• The proposed Starbucks clock tower will not have a negative impact as viewed from adjacent
property. The sign faces west, so it will not impact the residential area to the east. The sign
colors match the building. Although the sign is in a prominent location, staff believes it is a
playful sign, fitting in the same space as the existing clock.
5. The objective that no improvement will be so similar or dissimilar to other signs in the
vicinity that values, monetary or aesthetic, will be impaired.
• An additional cabinet on the Burger King Monument sign would be dissimilar to other signs
in the area and would impair the aesthetics.
• The Starbucks tower sign would be dissimilar to other signs, but is not obtrusive signage and
in staff s opinion would not have a negative impact on the area.
6. Whether the type, height, size, and/or quality of signs generally complies with the sign
code, and are appropriate for the project.
• The existing monument sign is already 14 feet in height. The sign codes states that in general
signs should not exceed eight feet. The code does allow the commission to approve up to a
20 foot tall sign, but that the sign should not exceed the height of the building.
• The total sign area for the shoppette would increase beyond the Sign Code Standard of one
square foot of signage per linear foot of building frontage. The current approved master sign
program allows signage equal to one linear foot of building frontage, which is 150 square feet
for the shoppette. The additional 12.5 square feet of signage does not exceed the guidelines
by a significant amount. The Planning and Zoning Commission can approve additional
signage via a Master Sign Program.
7. Whether the sign is primarily oriented to vehicular or pedestrian traffic, and whether
the sign is appropriate for the determined orientation
• The signs are primarily oriented to vehicular traffic. The area is more of a vehicular area so
this is appropriate.
Staff Recommendation
Staff recommends approval of the master sign program amendment as outlined in the
recommended motion.

Recommended motion
Approve amendment to the Master Sign Program, dated October 25, 1996 with the following
conditions:
1. The monument sign not be included in the amendment.
2. The clock tower sign will be a Starbucks clock.
3. The approval is limited to the Starbucks sign only. Any future sign proposed to replace the
Starbucks sign will need specific approval from the Planning and Zoning Commission.
4. Master Sign Program needs to be updated to reflect new proposed square footage.
