Introduction
The Century 21 Building's Master Sign Program was approved on June 15, 1993 and later
modified with conditions on November 1, 1994. The applicant, representing a new prospective
building owner, is now requesting to modify the building identification and anchor tenant
signage on both the northeast and southwest elevations.
The northeast corner of the building (please refer to page two of the submittal dated November 4,
1996) currently features the Century 21 signage in the arched window (referenced "sign
existing") and the building identification signage stenciled into the stucco band between the two
major window elements. The Century 21 tenant signage will remain while the building
identification signage (referenced "sign 2") will be changed from the stenciled element to blue
illuminated pan channel text with the optional trim and return of either blue or gold.
Additionally, an illuminated blue pan channeled logo (referenced "sign F) will be placed at the
peak of the second floor's triangular window element.
The southwest elevation (please refer to page four of the submittal dated November 4, 1996)
currently features the Century 21 building identification signage in the location of sign 4. The
applicant proposes to replace that signage with a sign one half that size with the new building
identification signage and logo. The Century 21 signage will be reduced one half in size and
moved into the new second floor area above the four louvers (referenced sign 3). Both of these
signs will be on matte black 2" signfoam.
Design Review Considerations
According to the Town of Avon's Sign Code, Section 15.28.070 Design Review Criteria, the
Planning & Zoning Commission shall consider the following items in reviewing proposed
designs:
1. The suitability of the improvement, including materials with which the sign is to be
constructed and the site upon it is to be located.

Signs 1 & 2: This logo sign and building identification sign will be blue illuminated pan
channel elements prominently located on the northeast elevation of the building facing the
intersection of Avon Road and Beaver Creek Boulevard. This type of sign is found on many
of the neighboring buildings, is recognized by the Town Sign Code as a suitable material and
the proposed sign locations should add visual interest to the building.
Signs 3 & 4: These two signs face the inner parking area shared between this building and the
Weststar Bank Building. Their black matte signfoam construction is found on other buildings
in the area and is a suitable sign material in terms of the Town Sign Code. The reduced size
of the existing building identification signage should appear more compatible with this
elevation.
2. The nature of adjacent and neighboring improvements.
Illuminated pan channel signage is found on many of the surrounding buildings in the
vicinity of the Century 21 Building. The illumination from these signs is not overly bright,
and in fact add color and interest to these buildings.
The black matte signage is found on the nearby Slifer, Smith and Frampton Building. This
non -illuminated type of signage has almost a wood material appearance.
3. The quality of the materials to be utilized in any proposed improvement.
Both the illuminated pan channel signage and the black matte signage are materials
recognized by the Town Sign Code as suitable signage materials.
4. The visual impact of any proposed improvement, as viewed from any adjacent or
neighboring property.
The proposed illuminated pan channel signs will have a greater visual impacts compared to
the black matte signage on the southwest elevation. The illuminated pan channel signs will
face the busy intersection of Avon Road and Beaver Creek Boulevard. The blue color reflects
the corporate image of the prospective new building owner and should be compatible with
the building's cream stucco and green roof.
5. The objective that no improvement will be so similar or dissimilar to other signs in the
vicinity that values, monetary or aesthetic, will be impaired.
The proposed signs' compatibility with other signage in the area should not impair the
aesthetic or monetary values of other signs in the vicinity.
6. Whether the type, height, size, and/or quality of signs generally complies with the sign
code, and are appropriate for the project.
As mentioned above, both the proposed illuminated pan channel text and logo and the two
black matte signfoam signs are recognized as appropriate sign materials. The signage areas
and locations also comply with the requirements of the Town's Sign Code.
7. Whether the sign is primarily oriented to vehicular or pedestrian traffic, and whether
the sign is appropriate for the determined orientation
The primary orientation of both the illuminated pan channel signs and the black matte
signfoam signs is toward automobiles. Both of these sign types will be easily seen and
recognizable from automobiles and are thus appropriate.

Staff Recommendation
Due to the conformance with the above Design Review Considerations, the proposed
modifications to the existing Master Sign Program for the Century 21 Building appear
appropriate. Staff has received written consent for these proposed signs from the prospective new
owners of this building, Alpine Bank, but has not yet received such written consent from the
current building owner. Therefore, staff recommends that the approval of these modifications be
conditioned upon receipt of written consent of the current building owner or designated agent.
Additionally, staff also recommends that the approval for these modifications be contingent upon
the applicant providing a revised Master Sign Program document reflecting both these proposed
changes and any other past approvals and conditions. This will allow for greater clarity for all of
what the Master Sign Program has established for the signage of this building.
Recommended Motion
Approve the Master Sign Program Modification for Lot 55, Block 2, Benchmark at Beaver Creek
Subdivision as proposed by the submitted documents and drawings dated November 4, 1996
with the following conditions:
1. That a revised Master Sign Program document for this project reflecting these approved
modifications and all past approved modifications and conditions be submitted for Town
Staff review prior to the issuance of any new sign permits.
2. That written consent of these modifications by the Building's owner or representative be
submitted to Town Staff prior to the issuance of any sign permits.
