Introduction
At the October 1, 1996 Planning and Zoning Commission meeting the commission heard and
then tabled a request to install a Tuff shed at Lot 23, Block 1, Wildridge Subdivision. Staff met
with the applicant and discussed a modification to the proposed Tuff Shed. The applicants are
now proposing to install a tough shed that would be three sided and attach to the house. The
shed would have horizontal lapped siding to match the home and as discussed previously painted
to match. The applicants will bring in pictures of the new proposed shed to the meeting on
Tuesday.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission
shall consider the following items in reviewing the design of this project:
1. Conformance with the Zoning Code and other applicable regulations of the Town.
The shed would be in conformance with the Zoning Code. If the shed is shifted west from
the original submittal, it will not encroach on any easements..
2. The suitability of the improvement, including type and quality of materials of which it is to be
constructed and the site upon which it is to be located.
The shed would be constructed of wood. It would have horizontal lap siding to match the
existing home. The new structure would be attached to the home, and it is staff's
understanding that the structure would be more of a shed form. It will be painted to match
the home. It should blend in with the home.
3. The compatibility of the design to minimize site impacts to adjacent properties.
The shed would be painted to match the home to minimize its visibility. Staff recommends
that a minimum of two evergreen trees (minimum six foot height) be planted to screen the
shed.
4. The compatibility of the proposed improvements with site topography.

There may be minor changes in grading for the new location. There may need to be a small
cut of approximately two feet to locate the shed further west.
5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring
properties and public ways.
The home is sited on an upper slope and is in a visible location from Saddle Ridge Loop,
Long Spur and Wildridge Road. Three small (3-4) foot trees already exist that would screen
the shed once the trees mature. Staff suggests a minimum of two six foot trees to screen the
shed from view of neighbors and the road. One tree should be planted on the west side of the
shed and one on the north side of the shed.
6. The objective that no improvement be so similar or dissimilar to others in the vicinity that
values, monetary or aesthetic will be impaired.
If the shed is attached to the home, has the same siding, and is painted to match the home and
landscaping, it should not be readily visible.
7. The general conformance of the proposed improvements with the adopted Goals, Policies and
Programs for the Town of Avon.
The shed is not in conflict with the Design Review Procedures and Regulations. Storage
sheds are not specifically addressed. Section 6.24 D addresses storage and states that any
storage areas must be screened and screening details need to be reviewed by the Planning and
Zoning Commission.
Staff Recommendation
Approve with conditions.
Recommended Motion
Approve Lot 23, Block 1, Wildridge Subdivision, storage shed addition per plans dated October
15, 1996 with the following conditions:
1. The shed will have horizontal lap siding and be painted to match the existing residence. The
shingles will also match the existing home.
2. All flues, flashing and galvanized metal will be painted to match surrounding materials.
3. A revised site plan and elevation need to be submitted.
4. Two evergreens be planted (minimum 6 foot planting height) in a location to be approved by
