Introduction
Resort Concepts has applied for a color change to their exterior wood siding for the Lodge at
Brookside and the Townhomes at Brookside. The approved main siding color for the Lodge
Building is a Devoe Semi -transparent 2D45C Soft Brown. The trim is a darker color. They are
proposing to eliminate the trim and use a Devoe Semi -transparent Redwood custom color stain.
As an alternative to the full Redwood color for all of the exterior siding, they are proposing a 50
percent cut stain to be applied to the upper floors of the Lodge Building. The Redwood stain has
already been applied to most of the lower level of the building.
Three new siding colors are proposed for the Townhome buildings: Cabots "Sandstone" and
"Red Cedar" with Cabots "Dark Grey" trim. The original siding colors for the Townhomes were
a Cabot Driftwood Grey on Buildings One and Three and a Benjamin Moore, Moorewood on
Buildings Two and Four.
Elk Prestige Barkwood composite roofing was approved by the Planning and Zoning
Commission at their June 2, 1998 meeting.
Aside from the changes proposed for the siding, all other materials and colors will remain as
approved on the color boards and design review plans.
The Brookside Complex includes six buildings that were originally planned as a campus. The
building colors and materials were designed to complement one another. These buildings share a
common entrance and parking.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 4.10, the Commission
shall consider the following items in reviewing the design of this project:
1. The conformance with setbacks, massing, access, land use and other provisions of the Zoning Code.
2. The conformance with other applicable rules and regulations of the Town of Avon.
3. The type and quality of materials of which the structure is to be constructed.
4. The design of site grading and drainage to minimize impacts to adjacent sites, rights-of-way and
easements.

5. The compatibility of proposed improvements with site topography, to minimize site disturbance,
orient with slope, step building with slope, and minimize benching or other significant alteration of
existing topography.
6. The appearance of proposed improvements as viewed from adjacent and neighboring properties and
public ways, with respect to architectural style, massing, height, orientation to street, quality of
materials, and colors.
7. The objective that no improvement be so similar or dissimilar to others in the vicinity that monetary
or aesthetic values will be impaired.
8. The general conformance of the proposed improvements with the adopted Goals, Policies and
Programs for the Town of Avon.
Staff Comments
The six buildings on the Brookside Campus were originally planned with materials and a color
palette that complement one another with predominately grays and sandy beiges that match the
stone veneer. The Lodge Building featured stucco and wood siding colors including main and
trim colors which helped to break up the mass of the building. The proposed Lodge Building
Redwood color is much brighter and redder than what was approved and eliminates the accent
trim color.
In staff's opinion, the proposed Lodge building siding color is not in conformance with review
Criterion 7. The color is dissimilar from the original approved color palette for all of the
buildings on the Brookside Campus. Because of the proximity of the buildings, it is staff's
opinion that all the buildings need to have a complementary color palette. The proposed color is
reddish brown, and contrasts rather than complements the Grey color palette with red accents
used on Building A. The deletion of the trim color is not a positive change to the building's
design. The contrasting trim color helped to break up the massiveness of the building.
In staff's opinion the proposed Townhome colors are in keeping with the original approved color
palette. We support the proposed colors for the Townhome Buildings. These colors have gray
and sandy tones that should complement the Building A colors and approved colors for the
Lodge Building.
Staff Recommendation
• Disapprove the Devoe Semi Transparent custom color 9000-50, Natural Base tinted redwood
for the Lodge Building.
• Approve the proposed Townhome Building Cabots "Red Cedar" and "Sandstone" siding and
Cabots "Dark Grey" accent color".
Recommended Motion
• "I move to deny the color change for the proposed Devoe Custom semi transparent Redwood
Tint for Lot 2, Brookside Park Subdivision as depicted on the application and plan set dated
June 8, 1998 with the finding that the proposed color modification is not in conformance with
Review Criterion 7, because the building will be dissimilar in appearance to the adjacent
buildings so as to impair aesthetic values.
