Fact Sheet regarding "Shaping the Future of the Eagle Valley"
Am Menconi, Eagle County Commissioner, has assembled a group of individuals called "The
Partnership" which is sponsoring a series of classes/discussions entitled "Shaping the Future of
the Eagle Valley". All classes/discussions are on Thursday afternoons from 4 - 6 p.m.- EXCEPT
May 2nd which is 5:30 - 8 p.m. @ The Antlers at Vail). Locations are currently being finalized
as is a brochure describing the program and identifying the presenters. The brochure should be
available in the next couple of weeks Sessions and topics include:
May 2"d - Livable Eagle County: Creating a strong economy and a great place to live -
5:30 - 8 p.m. @ The Antlers at Vail. This session is open to the public at no charge!
May 91h - Planning and Zoning 101: Understanding the rules of the road.
May 23`d - Creating and Sustaining Economic Prosperity in 21St Century Colorado.
June 6th - Creating Social Equity in a Rural Resort Community.
June 27th - The Value of Our Natural Resources.
July 11 th - A Practical Discussion on Watershed Protection.
July 25th - Healthy Business, Healthy Building: Making Green while being Green.
August 8th - "If I only knew then what I know now".
The cost for the entire program (a series of 8 sessions) is only $100. The Partnership is
requesting you consider this opportunity to participate a very worthwhile program. If interested,

The applicant, George Plavec, is proposing a duplex on Lot 16, Block 2, Wildridge. Each duplex
side is approximately 2,500 square feet in size. Materials proposed for use include stucco,
timber, and board and batten siding.
Design Review Considerations
According to the Town of Avon Residential Commercial and Industrial Design Review
Guidelines, Section 7, the Commission shall consider the following items in reviewing the
design of this project:
1. The conformance with setbacks, massing, access, land use and other provisions of the
Town of Avon Zonina Code.
• Allowed use: Conforms to the permitted use.
• Density: Conforms to the PUD zoning for duplex.
• Lot Coverage: Conforms to maximum site coverage.
• Setbacks: Conforms to setbacks.
• Easements: Conforms to existing easements.
• Building Height: Generally conforms, except for one dormer which will be lowered by
final design.
• Grading: Grading plan generally conforms.
• Parking: Adequate parking is being proposed.
• Snow Storage: Adequate snow storage is being proposed.
• Landscaping: Landscaping is required at final design, but appears generally adequate.
2. The general conformance with Goals and Policies of the Town of Avon Comprehensive
Plan, and any sub -area plan which pertains.

This project generally complies the Town's policies.
3. Whether adequate development rights exist for the proposed improvements.
The proposed duplex residence complies with the duplex zoning of the property.
4. The sketch plan is in general compliance with all design requirements.
• Site Development:
o Site Design: This project generally complies.
o Site Access: The curb cut (17' in width) generally complies.
o Parking and Loading: Parking appears adequate.
o Easements: There are no encroachments.
o Site Grading: The grading is generally in compliance.
o Drainage: Drainage appears to be adequate.
o Snow Removal and Storage: Complies with Town standards.
o Water, Sewer, and Trash Storage: Complies with Town standards.
• Building Design:
o Design Character: Complies with Town standards, though several clarifications
are requested by final design.
o Building Height: Generally conforms, except for one dormer which will be
lowered by final design.
o Building Materials and Colors: Generally complies with Town standards
however, the color board will be submitted with Final Design.
o Exterior Walls, Roofs, and Architectural Interest: Generally complies with Town
standards, though some clarifications are requested.
o Duplex Developments: Generally complies with Town standards regarding duplex
attachment.
• Landscaping: Landscaping will be submitted at Final Design, but generally appears
compliant.
Staff Recommendation
Approve, disapprove, with the following conditions:
1. Correct height on northwest dormer (ridge elevation 8121') to comply with maximum
building height.
2. Add the block number to lot title and description in the plan set.
3. Correct proposed contour line 8094, which does not correspond or connect to any
contour.
4. Clarify snow storage and retaining wall area to match site plan legend.

5. Clarify and revise both the site plan and the rear elevation to accurately depict secondary
roof (4:12) and dormer as proposed.
6. Except as otherwise modified by this permit approval, all material representations made
by the applicant or applicant representative(s) in this application and in public hearing(s)
shall be adhered to and considered binding conditions of approval.
